This guide will help you navigate the process of disbursing a booking if only a partial payment has been received from Airbnb, ensuring that the booking can be accurately disbursed.

Add a receipt for the part payment
Edit the accommodation amount to reflect the part payment
Disburse the funds for the reservation
Note: We do not recommend making any partial disbursements; you must wait until the guest checks out before you disburse a reservation.
Step 1: Navigate to the Reservation
Search the reservation for which you have received part payment and you want to disburse.
Navigate to the "Trust" tab under reservation.
Step 2: Add a Receipt for the Part Payment
In this example, let's say we have a booking for $8900, and Airbnb pay us a partial payment of $4000.
Select the Reservation to Add Payment
Click on the reservation that you need to disburse.
Navigate to the "Payments & Refunds" Section
Click on "Add Receipt" to add the received payment.
Fill in the Receipt Details
Reference No.: Enter the reference number (e.g., R100054).
Date: Enter the date the payment was received (e.g., Jul 19, 2024).
Payment Method: Select "Bank Transfer."
Amount: Enter the received amount ($4,000).
Click "Add Receipt" to save the information.
Step 3: Edit the Accommodation Amount to Reflect the Part Payment
Navigate to the "Accommodation Disbursement" Section
Click on the "Edit" button next to "Accommodation."
Update the Accommodation Amount
Original Booking Total: $8,900.00
Received Payment: $4,000.00
Updated Accommodation Amount: $8,900 - $4,900 = $3,600
Edit the amount to $3,600.00 in the "Edit Accommodation Disbursement" popup.
Click "Save" to update the amount.
The amount should total $4,000 which is the amount you received from airbnb
Step 4: Disburse Funds
Review the Updated Amounts
Ensure that the "Currently Received" amount equals the updated "Total Charge."
Ensure all adjustments are correct and reflect the part payment received.
Disburse the Funds
Click the "Disburse" button to complete the process.
Step 5: Accounting for the rest of the reservation amount after funds have been received from Airbnb
Receipt of the remaining amount to the owner's account
Create a cashbook receipt for the remaining amount
Head to Cashbook > Receipt
Create a new receipt for the respective owner account
Fill in the details, including the rest of the amount owing; in this case, it's $4,900
Step 6: Manually calculate the last part of the commission
Calculate the remaining commission on the booking amount
Previously commission was $3,600 * 10% = $360 (in this example)
Now, calculate for $4,900.
In this case $4,900 * 10% = $490
Note: This example calculates commission on accommodation only. Please calculate according to your commission formula.
2. Create a ledger transfer from the owner account to the manager's commission account
Head to Trust > Ledger
Then, start the ledger transfer process
Fill in the ledger transfer details stating:
Description: ensure to add in detail what the transfer is for, and make sure to include the reservation ID
Select Property > Property booking is from Account in the "From Account" section
Select Managers > Commissions in the "To Account" section
Add in the commission calculated above. In this example, it is $490
Click Transfer
